Your roofing is an important part of your home. Not only does it keep your home safe from the elements, but it plays an integral part in keeping the interior of your home warm, dry and safe. While your roof and the roofing materials you choose are often designed to withstand constant exposure to the elements and sunlight, that doesn’t mean they are invulnerable. There are many things that can affect the integrity of your roof and leave you wondering if a repair, patch or replacement is the best scenario for you. If you are in this situation, we have some tips for you to determine which is your best option when it comes to a roofing problem.
- Repairs- Repairs are best suited to homes that are newer and have minimal damage or isolated issues. For example, if you have an area that is leaking, it might be an issue with the flashing or just a few shingles that weren’t installed properly. Damage from a storm might also qualify, especially if the damages are minor.
- Patches- Wind can be unkind to roofing! Sometimes a weak area can end up with some bald spots that can be solved with a patch. The same age rule for repairs applies for patches as well — if it’s not too large of a percentage of your roof and the roof isn’t too old, patches can work for you.
- Replacements– While many people try to avoid replacements when they can, the truth is that in some cases, replacements are your best bet. If the roof is between 15-30 years old, and showing signs of damages, bald spots, or leaking, you would be better to replace rather than patch or repair.
